Proposed warehouse space to include murals

An empty lot on Denton Drive may be transformed into a modern office and warehouse space that includes murals facing the highway and future Westside Art Trail.

Founder of Greenlight Studios, LLC, Tyler Adams, requested the zoning for Planned Development District 32 (PD-32) be amended to allow warehouse and distribution as a permitted use and light fabrication and assembly as subject to a special use permit at 12197 Denton Dr., for the proposed construction of a combined office and warehouse space. He spoke at the public hearing held by the Farmers Branch Planning and Zoning Commission on Monday, May 13.

Adams’ vision includes the industrial development of two buildings totaling 44,000 square feet that will operate as office and warehouse spaces.

The 3.5-acre property located between IH-35E Frontage Road and Denton Drive was previously under review for athletic field development by a prior applicant. That project proposal was withdrawn.

Building “A” would be a 10,000-square-feet, two-story building used for offices. It would be located on the west side of the property, facing IH-35 Frontage Road.

Building “B” is much larger, totaling 34,000 square feet, and is a one-story warehouse that faces north toward Valley View Lane. Loading doors for the warehouse would face south, toward the City of Dallas.

Adams’ vision also plans to incorporate two art pieces.

“We’ve been in talks about doing murals,” said Adams. The first will face the east and the other will face the west.

The zoning amendment was approved unanimously to recommend the zoning amendment to the Farmers Branch City Council and is slated to go before the council for another public meeting on Tuesday, June 18 at 6 p.m.
